Alexandria's housing market and the markets around it, month by month, in the figures Bright MLS publishes: homes sold, median sold price, days on market, new listings, pending sales and showings. The City of Alexandria runs from Old Town's Federal townhouses and waterfront condominiums to the streets of Del Ray, Rosemont and Beverley Hills.

Alexandria, VA Housing Market: August 2026

Bright MLS has published its August 2026 figures for the City of Alexandria. They cover the homes sold across the whole city that month, at every price. Bright does not publish a separate figure for homes priced $1 million and above, so this report does not give one.

For the Washington, D.C. metro as a whole, Bright counted 3,872 homes sold in August, down 9.2% from a year earlier, at a median sold price of $640,000, up 2.4%.

What the August figures show

Fewer sales, a higher median price. 130 homes sold in the city in August, 28.6% fewer than in August 2025, while the median sold price rose 9.1% to $752,500. Across the metro, sales fell 9.2% and the median rose 2.4%, so the city's drop in sales was steeper than the region's and its price rise was stronger.

Homes took a little longer to sell. The median home sold after 19 days on the market, 2 days longer than a year earlier.

Less new activity. New listings fell 12.9%, showings fell 24.9%, and new pending sales, the homes that went under contract during the month, fell 22.4%.

What it means at the upper end of the market

These are citywide figures. A median of $752,500 describes the middle of Alexandria's market, not a waterfront home in Old Town or a house in Rosemont or Beverley Hills, so it says little about what a particular luxury home is worth. What does carry across price points is how the market behaved: in August fewer homes came to market, there were fewer showings, and the homes that sold took slightly longer to go under contract than a year before.

For a seller, that is a reason to price from the most recent comparable sales rather than from last spring's pace. For a buyer, a slower month can leave more time to weigh a home before making an offer.
