Western Avenue NW separates Chevy Chase in the District of Columbia from Chevy Chase in Montgomery County, Maryland — and on the Maryland side alone, seven separate incorporated places use the name, alongside large unincorporated pockets. The name is shared across a state line, and the differences are not cosmetic. On the District side you are inside the tax and land-use scheme set out on our Washington, DC page: deed recordation and transfer taxes on the same 1.1 and 1.45 percent schedule, the Homestead Deduction with its 110 percent cap on taxable assessment growth, and the Zoning Regulations of 2016. On the Maryland side you are under Montgomery County assessment and, in several of those incorporated villages, a municipal government with its own services and its own taxing authority — the Village of Chevy Chase, for instance, has run its own police and public works since incorporating in 1910. A house a short walk away can therefore carry a different bill and a different permit counter.
This is the most useful contrast for anyone shopping both sides of Western Avenue. The DC portion of Chevy Chase carries no local historic district designation, so exterior work here does not go through the Historic Preservation Review Board finding described on our Washington, DC page. Across the line, Chevy Chase Village's local historic district was expanded in April 1998 from 11 properties to 327, and work there requires a historic area work permit from the Montgomery County Historic Preservation Commission with a Village advisory panel in the loop. The interior streets are detached single-family. The Connecticut Avenue corridor is not: apartment buildings and mixed-use frontage run along it, which gives the neighborhood a commercial spine and creates a real distinction between an avenue-adjacent lot and one four blocks in. When you compare listings here, treat the corridor and the interior as two submarkets rather than one average, and read the zoning on any parcel near the frontage before assuming what can be built beside it.
The Chevy Chase Community Association dates to 1909; it published a fiftieth-anniversary history in 1959 and a revised history in 2010. It is a voluntary civic association. It levies no mandatory assessment, enforces no covenants, holds no architectural review power and files no liens. If a listing here mentions dues, ask what they are actually for — nothing in this neighborhood obliges an owner to pay them.
The in-boundary assignment is Lafayette Elementary School, Alice Deal Middle School and Jackson-Reed High School. Boundaries are set by DCPS and can be redrawn, so confirm the current assignment for the address you are considering rather than relying on a listing sheet. As of August 2026 that is the assignment on record.
