Which schools serve a Middleburg address, where the line runs, and how to confirm it yourself
This page answers one question: which public schools serve an address in Middleburg, and how a buyer confirms it without taking anyone's word for it. It does not rate, rank, score or compare any school, and links to no rating source. Naming the school that serves a parcel is a fact from the division's own boundary file. Judging that school is not a broker's job, and steering buyers by school quality is among the most documented fair-housing problems in this business. What follows is assignment, boundary and process only, checked in August 2026 against Loudoun County Public Schools' own address lookup and its published 2026-27 zone maps. LCPS School Attendance Zone Maps →Every Loudoun County address tested inside the Town of Middleburg and in the countryside around it returned the same three schools. Elementary: Banneker Elementary School, 35231 Snake Hill Road, Middleburg. Middle: Blue Ridge Middle School, 551 East A Street, Purcellville. High: Loudoun Valley High School, 340 North Maple Avenue, Purcellville. That held on Madison, Washington, Federal and Reed Streets and The Plains Road inside the corporate limits, and on St. Louis Road and Beaverdam Bridge Road outside them: more than seventy addresses across the 20117 ZIP, each queried individually in the division's own lookup rather than inferred from a map. The same three came back for the 2026-27 boundary year and the 2027-28 year already loaded in that tool. Only the elementary school is in Middleburg; the other two are in Purcellville, north of town. Middleburg addresses sit in the Little River election district.
The area is not split internally, but it sits close to two edges. East is the one that catches people: between Middleburg and Gilberts Corner the whole pyramid changes at once. On the LCPS 2026-27 zone data the dividing line runs roughly north to south about three and a half miles east of the town centre: it leaves Goose Creek at its northern end, tracks south through open country near Cobb Run and then near the Little River, and ends on the Loudoun-Fauquier county line. It follows no numbered road, so nothing on the ground marks it. West of it: Banneker, Blue Ridge, Loudoun Valley. East of it: Aldie Elementary School, Willard Middle School and Lightridge High School, a different school at all three levels. South and west, the county line matters more than any school boundary. It runs just south of the town centre, and a Middleburg mailing address can sit on the far side of it. If it does, LCPS does not assign the child at all; Fauquier County Public Schools does, through its own Find My School tool. A 20117 postmark does not tell you which division you are in.
LCPS assigns by attendance zone, not by choice or lottery. Each residence falls in exactly one elementary, one middle and one high zone, adopted by the School Board under its policy on changing school attendance zones. Around Middleburg it is a straightforward feeder chain, Banneker into Blue Ridge into Loudoun Valley, though the two Purcellville schools draw from several western Loudoun elementary zones, not from Banneker alone. Two things change that default, and both are opt-in. Middleburg Community Charter School, 101 North Madison Street, is an LCPS charter serving kindergarten through fifth grade. It is open to any Loudoun K-5 student, costs nothing, uses no admission testing, and fills seats by lottery. Siblings go first; up to half the remaining seats go to students from the former Middleburg Elementary attendance zone and to children of staff, the rest to Loudoun residents generally. For 2026-27, applications ran 5 January to 10 March 2026 and the lottery was held 11 March. Applicants still register at their zoned home school and transfer in on acceptance, so the assignment above still governs. At high school level the Academies of Loudoun is an application-based programme attended concurrently with the zoned high school; it adds to that assignment rather than replacing it.
The division's lookup is LABEL, the LCPS Attendance Boundary E-Listing. Choose a boundary year, enter a house number and ZIP code, pick your address from the matches, and it returns the elementary, middle and high school by name, address and phone, the election district, the School Board members for it, and a link to each school's official attendance zone map. As of August 2026 it offered two boundary years, 2026-27 and 2027-28. LCPS states plainly that the listing is informational, is valid only for the period stated, is subject to change under School Board policy, and gives no guarantee an address will continue to be served by the same elementary, middle or high school. The county's GIS metadata for the elementary zone layer says the same in fewer words: valid for the current academic year only, and boundaries change regularly.
Nothing adopted changes the Middleburg assignment. The clearest evidence sits in the locator itself: the 2027-28 boundary year is already loaded and returns Banneker, Blue Ridge and Loudoun Valley for Middleburg addresses, exactly as 2026-27 does. The secondary attendance zone work LCPS has been running is in the Dulles South area in the east of the county, covering the Freedom, John Champe and Lightridge zones, with any adopted change effective in the autumn of 2026. That bears on the eastern edge above, because an address east of the Middleburg line sits inside that eastern system. One caution on timing: LABEL carries boundaries as adopted by the School Board, so a study still under way does not appear in it. Its silence is not evidence that none is; ask LCPS Planning and GIS Services.
Check the specific address, not the neighbourhood. Neighbours on the same road can fall on opposite sides of a zone line, and a subdivision name carries no assignment with it. Run the exact house number and ZIP through the locator yourself and screenshot the dated result. Do that before you write an offer, not during the study period. Treat the school field on a listing as unverified: a person typed it, it is not fed from the division's boundary file, and nobody warrants it. With a Middleburg mailing address, establish which county the parcel is in before you look up a school at all. And a word on what this page deliberately does not do: it will not tell you whether a school is good.
