Salona Village Neighborhood Guide

Eight numbered sections recorded from 1949 on land that was once part of Salona, the 1811-12 house whose protected grounds the neighborhood surrounds on three sides.

Salona Village takes its name from Salona, a Federal house built in 1811-12 and listed on the Virginia Landmarks Register and the National Register of Historic Places in 1973. The Salona Village Citizens Association describes the neighborhood as developed in the 1950s out of land that was once part of Salona's farm, and as surrounding the Salona property on three sides: south of Dolley Madison Boulevard (Route 123), east of Chain Bridge Road, west of the Ballantrae Farm subdivision and north of Pimmit Run. Fairfax County's subdivision records list Section 1 of Salona Village recorded on December 16, 1949 (Deed Book 730, page 335), and eight numbered sections in all, the dated ones recorded by 1956.

What the county's records show

The Salona Village Citizens Association describes itself as a non-partisan organization for matters of community interest and counts about 200 residential properties. Fairfax County's real estate records list 242 parcels whose legal description names Salona Village, 217 of them single-family houses. 191 of the 242 are zoned R-2, which the county's records describe as residential at two dwelling units per acre, and 34 R-1, at one per acre; the other 17 are zoned C-6, community retail, 14 of them on Chain Bridge Road. The median lot among the houses is 20,000 square feet, and the lots run from about 10,500 to about 112,000 square feet.

Half the houses built since 2000

Of the 217 houses, 87 carry a recorded year built in the 1950s, the decade most of the sections were recorded, and 109 date from 2000 or later; the earliest recorded year is 1951. With about two houses in five from the 1950s and half from 2000 or later, two houses on the same street can differ by half a century in construction, systems and size, so a comparison here starts with each house's own record. The streets with the most houses are Waggaman Circle, Kurtz Road, Brawner Street, Julia Avenue, Calder Road, Smoot Drive and Darnall Drive.

Salona, the parkland and Pimmit Run

The citizens association says all but 7.8 of the Salona farm's 52.4 acres are protected in perpetuity, by a 1971 easement to the Fairfax County Board of Supervisors and a conservation easement Fairfax County bought more recently. Fairfax County's park map shows that parkland, Salona, at about 40.6 acres, bordering 27 of the Salona Village parcels, and Pimmit Run Stream Valley Park bordering 19 others. In October 2025 the Fairfax County Park Authority put forward a proposed concept for Salona: a walking trail loop of about half a mile, a small gravel parking lot and interpretive signs.

Water, sewer and county rules, as of October 2026

Fairfax County's records list 211 of the 217 houses as connected to public water and 204 to public sewer, and all 242 parcels lie inside the county's approved sewer service area. 32 parcels reach a Resource Protection Area mapped under the county's Chesapeake Bay Preservation Ordinance (Chapter 118 of the County Code), so check a specific address on the county's map before planning a pool, an addition or a rebuild. A demolition permit and a new residential building permit both come from the county. Fairfax County Public Schools assigns by address; verify any address with the FCPS boundary locator rather than the MLS field.
