Forty-eight of Colvin Mill Run's 49 houses were built between 1998 and 2001, and 19 of the 49 lots fall inside the Colvin Run Mill historic overlay district.
Colvin Mill Run was recorded in four sections between 1996 and 2000, and it filled in quickly: 48 of its 49 detached houses were built between 1998 and 2001. That makes it one of the few pockets of Great Falls where a single construction era covers nearly every address, in a community that otherwise assembled itself lot by lot across a century. What most separates it from the acreage on either side, though, is not the architecture. It is a mapped line. Nineteen of the 49 lots sit inside the Colvin Run Mill historic overlay district, which puts exterior work on those addresses in front of the Fairfax County Architectural Review Board, and 30 lots do not.
The first section was recorded at Deed Book 9645, page 860, and three more followed through 2000. Finished area across the 49 houses runs from 4,768 to 7,272 square feet, so this is large-format late-1990s construction rather than the farmhouse-and-infill mix found elsewhere in Great Falls. The uniformity cuts both ways. Comparable sales inside the subdivision are genuinely comparable, which is rare in this market. But the mechanical systems also share a birthday: roofs, HVAC equipment, water heaters and original kitchens across these houses reach the same age at the same time. As of August 2026 that means a house that has never been updated and one that has been fully reworked can sit on the same street at very different real costs, and the renovation history is worth reading before the price is.
Colvin Run Mill — the 19th-century water-powered gristmill at 10017 Colvin Run Road — and its miller's house are protected by a county historic overlay district, one of fifteen in Fairfax County as of August 2026. Inside an overlay, the Architectural Review Board reviews rehabilitation, new construction and exterior alterations, and here the triggers also reach demolition and grading of 2,500 square feet or more. Because the boundary crosses the subdivision rather than enclosing it, two houses a few doors apart can carry different obligations: one owner replaces windows or adds a porch on a building permit alone, and the neighbor does not. That is an address-level question, not a neighborhood-level one, and it belongs in the review period rather than after settlement — particularly for anyone buying with a rear addition, a detached structure or a rebuild in mind.
Most of Great Falls lies outside the public sanitary sewer service area, where an onsite septic system's permitted bedroom count caps what a house can become before anyone draws a plan. Colvin Mill Run is one of the places where that constraint is lifted: public sewer is available here, and the lots are zoned R-1. Confirm the actual connection for the specific address rather than inferring it from the subdivision, and check water service with Fairfax Water the same way, since that is a property-by-property question across Great Falls. Lot area is the variable that remains. Recorded lots range from 0.83 to 1.82 acres — the largest is more than double the smallest — so buildable area, setbacks and the room left over for a pool or a detached garage differ substantially from one address to the next, even where the houses look alike from the street.
As of August 2026, Colvin Mill Run addresses are served by Colvin Run Elementary School, Cooper Middle School and Langley High School. Fairfax County Public Schools approved boundary changes on January 22, 2026 that take effect in the 2026-27 school year, and the division identified some areas for extended review after that vote, so confirm the assignment for a specific address with the FCPS boundary locator rather than relying on a listing sheet. One thing worth correcting early: the mill the subdivision is named for sits about 0.6 mile west, on Colvin Run Road. It is nearby, not adjacent. The name comes from the stream and the mill site, not from a shared property line with the mill park — which is also part of why the overlay boundary runs through the neighborhood instead of around it.
Colvin Mill Run sits within Great Falls — that guide covers the zoning, permitting and site constraints that apply across the wider area.
