Holly Knoll Neighborhood Guide

Thirteen recorded plats from 1975 to 1992 and 343 houses built from 1976 to 1999, on public water and sewer, with part of the neighborhood inside the Dranesville Tavern Historic Overlay District.

Holly Knoll is a family of recorded plats off Leesburg Pike (Route 7). Fairfax County's subdivision records list Sections 1, 2 and 3 of Holly Knoll recorded on September 12, 1975 (Deed Book 4268, page 436), then Sections 4 to 9 from 1977 to 1982, a Section 10 recorded as Holly Knoll Kinneys Addition in 1982, Sections 11A to 11D from 1984 to 1986, and a further Section 10 plat on July 10, 1992 (Deed Book 8187, page 1137): thirteen recorded plats in all. The county's real estate records list 371 parcels whose legal description names Holly Knoll; 345 carry a Great Falls 22066 address, and the other 26, all of them open space, park land or vacant parcels, have none.

Houses, lots and zoning

Fairfax County's real estate records list 343 of the 371 parcels as single-family houses, 23 as private open space in the planned development, 2 as public park land and 3 as vacant land. 196 are zoned R-1, which the county's records describe as residential at one dwelling unit per acre, 171 R-1C, the R-1 district with cluster development, and 4 R-E. The house lots run from 20,000 to 94,581 square feet, with a median of 24,448 square feet.

One era of building

Every one of the 343 houses carries a recorded year built between 1976 and 1999: 161 from the 1970s, 173 from the 1980s and 9 from the 1990s, and none a later year. The streets with the most houses are Holly Knoll Circle, Cup Leaf Holly Court, Hollyview Drive, Holly Briar Lane, Holly Creek Drive, Holly Spring Drive and Rolling Holly Drive.

Public water and sewer

Fairfax County's tax records list 342 of the 343 houses as connected to public sewer and 338 as connected to public water, and all 371 parcels lie inside the county's approved sewer service area. Confirm the connections for a specific address in the county's records.

Dranesville Tavern and the house called Holly Knoll

The Dranesville Tavern Historic Overlay District, which Fairfax County designated in 1972, covers about 167 acres around the tavern on Leesburg Pike, and on the county's maps it takes in parts of Holly Knoll's Sections 4, 5 and 11A, Lot 105 of Section 4 among them. Inside a historic overlay district, exterior alterations that require a building permit go before the county's Architectural Review Board; whether a parcel is inside the line is a question for the specific address, so confirm it with the county before planning exterior work. Across Leesburg Pike from the tavern stands Bloomfield, a brick farmhouse built around 1858 and commonly known as Holly Knoll, listed on the Virginia Landmarks Register in 2012 and the National Register of Historic Places in 2013. Its National Register nomination describes the property as bordered on three sides by a residential subdivision built in the late 1970s.

The park, the streams and county rules, as of October 2026

Holly Knoll is also the name of a 5.9-acre local park on Fairfax County's park map, which takes up Parcels D and E of Section 11A, listed in the county's records as government park land. 86 of the 371 parcels reach a Resource Protection Area mapped under the county's Chesapeake Bay Preservation Ordinance (Chapter 118 of the County Code), so check a specific address on the county's map before planning a pool, an addition or a rebuild. Fairfax County's list of associations carries two under the name, Holly Knoll HOA and Second Holly Knoll HOA, and the Holly Knoll I association's own site places its 75 houses just off Route 7, where the Fairfax County Parkway turns into Algonkian Parkway. A demolition permit and a new residential building permit both come from the county. Fairfax County Public Schools assigns by address; verify any address with the FCPS boundary locator rather than the MLS field.
