Woodstone's 502 addresses were built inside four years, and where a home sits within the plat decides whether exterior work needs Architectural Review Board involvement.

Woodstone is a generic name nationally, so start with which one this is: the Fairfax County subdivision recorded at Deed Book 6319, page 719 on February 18, 1986, in the Groveton census-designated place, with Alexandria 22306 mail. It is roughly two miles west of Belle Haven and is frequently marketed alongside it, but it is a separate CDP, a separate era and an entirely different product. Two overlays — one historic, one environmental — cut through the plat, and neither follows the street pattern, which makes the address itself the operative fact.

Three housing products under one subdivision name

Woodstone's 502 addresses across 20 streets are not one thing. County records break them down as 257 interior townhouses, 98 end-unit townhouses and 147 detached houses. Finished area ranges from 936 to 3,537 square feet with a median of 1,278, which means any single price-per-square-foot or average-sale figure quoted for the subdivision as a whole will mislead. Zoning is R-5. When comparing sales here, sort by product type first: an end unit and an interior unit on the same street are different assets, and the detached inventory belongs in its own comparison set.

A four-year build window

The construction record is unusually tight — 19 homes finished in 1985, 142 in 1986, 210 in 1987 and 131 in 1988. That compression is worth knowing on inspection day. Homes built within four years of each other tend to reach the same maintenance thresholds at the same time, so roofs, siding, HVAC systems and original windows across the neighborhood come due in clusters rather than one at a time. Ask what has already been replaced and when, and read that answer against the build year of the specific unit rather than the subdivision average.

The Huntley Historic Overlay District line runs through the plat

202 of the 502 addresses fall inside the Huntley Historic Overlay District, which brings Architectural Review Board involvement for exterior work under Section 3101 of the Fairfax County Zoning Ordinance. The other 300 do not. This is the sharpest dividing line in the neighborhood and it is invisible from the curb — two houses on the same block can be governed differently. If a buyer is planning new siding, replacement windows, an addition, a deck or a fence, confirm the overlay status of that exact parcel with Fairfax County before writing the offer, not after.

Chesapeake Bay Resource Protection Area on part of the plat

123 of the 502 addresses sit inside a mapped Chesapeake Bay Resource Protection Area. RPA designation restricts land disturbance and vegetation removal within the buffer and pulls decks, additions, grading and drainage work into county review. This is a different constraint from the tidal flooding documented along the Potomac in Belle View, New Alexandria and River Towers — Woodstone is inland, and the issue here is what may be disturbed on the lot rather than a history of structural flooding. Both are worth checking; they are not the same question.

Schools and jurisdiction

Woodstone is served by Fairfax County Public Schools: Groveton Elementary School, Sandburg Middle School and West Potomac High School, verified address by address across the plat. It shares the middle and high school assignment with the Belle Haven area but not the elementary, which is one concrete consequence of sitting in the Groveton CDP rather than Belle Haven. Attendance boundaries are set by FCPS and can change, so verify the current assignment for a specific address with the FCPS boundary locator. Jurisdiction follows the same rule as the rest of 22306 — Fairfax County, despite the Alexandria mailing address.
