Amalyn Homes for Sale

Toll Brothers built Amalyn on the 75-acre site where WMAL's four 1940s radio towers stood until 2020, under a Planning Board approval for 309 homes.

Amalyn sits on ground that carried no housing at all until this decade. For roughly eighty years the 75-acre parcel off Greentree Road held the WMAL radio transmitter and its four 1940s towers; Cumulus sold the site to Toll Brothers for $74.1 million in 2020, the towers came down, and the Montgomery County Planning Board approval governing the property allows 309 homes — 159 detached and 150 townhomes. Models opened in November 2022. As of August 2026 Toll lists the community as sold out, so anything on the market here is the resale of a house under five years old, on a plat with no earlier generation of construction to compare it against. That is the whole character of the place: everything a buyer would normally learn from a neighborhood's history has to be read instead out of the entitlement file and the association's documents.

From a transmitter field to a recorded subdivision

The site's prior use is not trivia — it is why the approval record is unusually thick. The relevant county file is Preliminary Plan Amendment 12016029A, and the approval was contested, with traffic and a forest conservation waiver among the live objections. None of that is marketing copy in either direction; it is public record you can pull. For a buyer the practical value is that the entitlement documents, not a brochure, are what fix the number of homes, the committed open space and the conditions attached to the land. Bethesda is unincorporated, so those documents live with Montgomery County and the Maryland-National Capital Park and Planning Commission rather than with any town office.

159 detached, 150 townhomes, and an association with real obligations

The approved mix pairs single-family houses with an attached-product component of almost equal size, which is unusual on this side of Bethesda and means two quite different carrying costs under one association. Amenities include a clubhouse of roughly 4,000 square feet with fitness space, club rooms and a pool with cabanas. Staffed and maintained recreation of that kind is funded by assessments and by reserves, so the assessment here is not a token line item the way a voluntary civic-association due is a few streets away in Bannockburn or Wyngate. Confirm the as-built unit mix, the moderately priced dwelling unit count and the current assessment from the resale package rather than from any summary, including this one.

Reading a young association's paperwork

A five-year-old regime has a short assessment history and a young reserve study, and first-generation builder warranties may be running out during the period a resale buyer owns the house. Maryland gives you the window to check. For a lot in a homeowners association, disclosures are required under Real Property Sections 11B-105 and 11B-106, and Section 11B-108 supplies the cancellation rights: a buyer who did not receive them at least five calendar days before entering the contract may cancel within five calendar days of receiving them, and any buyer may cancel within three calendar days of notice of a mandatory-fee increase exceeding ten percent or another substantial and material adverse amendment. Those rights cannot be waived in the contract.

County layers and the school assignment, as of August 2026

Three county rules reach new-construction lots here. Chapter 55, the tree canopy law, is triggered when work requires a sediment control permit, which brings in additions and major site work rather than routine yard maintenance. Detached accessory dwelling units have been permitted without the old one-acre minimum since ZTA 19-01 in 2019, capped at the smallest of ten percent of lot area, half the principal dwelling's footprint or 1,200 square feet, and every unit must be licensed with the county — but a mandatory association can restrict one independently of what zoning allows. On schools, Montgomery County Public Schools assigns by address; on March 26, 2026 the Board of Education adopted new high school boundaries tied to the reopening of Charles W. Woodward High School, with ninth and tenth graders moving in 2027-28 and full implementation in 2029-30. Confirm the assignment for the specific address with the MCPS tool before relying on it.
