American University Park sits inside four avenues — Massachusetts, Wisconsin, Nebraska and Western NW — and one of them is a state line. Western Avenue is the boundary between the District and Montgomery County, Maryland, which means two houses facing each other across the same asphalt close under different tax statutes, different disclosure law and different school systems. The neighborhood takes its name from American University, incorporated in the District in 1891 and chartered by Congress in February 1893. Buyers and agents shorten it to AU Park, and the MLS carries both forms. Figures below are stated as of August 2026.
The neighborhood was created in a single act of subdivision rather than assembled over decades. The remaining roughly 50 acres of the Burrows estate were sold and platted into building lots in 1925, and construction ran through the 1920s, 1930s and 1940s. That compressed window is visible in the streetscape: detached single-family houses of a consistent scale, on lots laid out at one time, in the era's brick and frame vocabulary rather than the century-long layering you find on Capitol Hill or in the Palisades. The four bounding avenues are not decorative. Massachusetts, Wisconsin and Nebraska carry the commercial frontage and the traffic; the interior streets do not. When you compare two AU Park listings, the distance to an avenue is often the difference the price is describing.
Everything on the District side of Western Avenue is governed by the material set out on our Washington, DC page: recordation and transfer taxes at 1.1 percent of consideration below $400,000 and 1.45 percent at $400,000 or more, the Homestead Deduction and the 110 percent assessment cap under D.C. Code §§ 47-850 and 47-864, and the Class 1B split residential rate that steps from $0.85 to $1.00 per $100 above an indexed threshold the Office of Tax and Revenue publishes at $2.558 million as of August 2026. None of that follows a house across the avenue into Maryland. If you are shopping both sides — and in this pocket many buyers are — price the two candidates under their own jurisdictions rather than assuming the closing costs are comparable. The assessment cap in particular does not transfer with the deed, so model District taxes from the new assessment and not from the seller's capped bill.
American University Park carries no local historic district designation and no homeowners association. There is no Historic Preservation Review Board referral on a rear addition here, no certificate of appropriateness, and no architectural committee. What remains is Title 11 DCMR, the Zoning Regulations of 2016. That matters most to anyone planning an accessory apartment: under Subtitle U § 253 one is matter-of-right in the Residential House zones other than R-19 and R-20, but either the principal dwelling or the apartment must be owner-occupied for the duration of the use, § 253.7 sets a minimum house size of 2,000 square feet in R-1-A and R-1-B and caps the apartment at 35 percent of gross floor area, and § 253.13 requires a Residential Rental business license and a housing-code inspection before it is let. Pull the zone for the specific lot before you design to those numbers.
The in-boundary assignment for American University Park is Janney Elementary School, Alice Deal Middle School and Jackson-Reed High School. That is a factual boundary statement, and DCPS boundaries can be redrawn, so confirm the assignment for a specific address with the DCPS boundary tool before it becomes part of your decision.
