Avenel is the recorded home of the Avenel name in Montgomery County; guides that file it under Bethesda are pointing at these same plats, in Potomac. What sets it apart from the subdivisions around it is not lot size, since two acres is the local norm, but governance and infrastructure. A recorded covenant reaches every exterior surface, public water and sewer serve the whole subdivision, and the public school assignment changes street by street inside the community rather than at its boundary.
The first Avenel plat was recorded on December 24, 1980, but the bulk of the subdivision dates from June 12, 1985, recorded by Rock Run LP with A.M. Natelli and Potomac Investment Associates. New-lot plats continued to be recorded until 2001. The parcel breakdown is roughly 780 detached houses, about 113 attached homes and some 71 open-space parcels, and that open space is platted rather than incidental — it is why the 13 villages read as distinct pockets instead of one continuous grid. The median year built is 1990, so most resales here are late-1980s and 1990s construction rather than the mid-century stock common further west in Potomac.
The Avenel Community Association was chartered on October 21, 1985, and its Declaration was recorded on April 23, 1986. Article XI is the provision that reaches an owner first: no exterior or decorative modification may be made without approval from the New Construction/Modifications Committee. That captures most of what buyers plan in a first year — roof and window replacement, paint and trim, fencing, hardscape, additions and outbuildings. Order the resale package and read the Declaration and current committee guidelines during the study period, not after settlement, and ask what the association's assessment covers before comparing a monthly carrying cost against a non-covenanted street nearby.
Avenel is one of the few Potomac subdivisions where the street, not the community name, decides the assignment. Addresses on Avenel Farm Drive, Beman Woods, Turnberry, Pleasant Gate and Sandalfoot are served by Seven Locks Elementary, Cabin John Middle and Winston Churchill High School. Addresses on Eagle Ridge, Holly Leaf, Natelli Woods, Mountain Gate and Fawn Trail are served by Carderock Springs Elementary, Thomas W. Pyle Middle and Walt Whitman High School. Two houses a short walk apart can therefore feed different schools at all three levels. Montgomery County Public Schools redraws boundaries periodically, so confirm the current assignment for a specific address with MCPS. As of August 2026.
The golf course inside the subdivision is TPC Potomac at Avenel Farm, at 10000 Oaklyn Drive. Membership is not conveyed with a house and is not part of the community association assessment; it is applied for and paid for separately. Frontage on a fairway behaves like any open-space frontage — it affects sightlines, distance from play and maintenance access — but it carries no playing privileges. Confirm what a seller's dues actually cover before assuming anything about club access.
Avenel is zoned RE-2 and RE-2C and is served by public water and public sewer throughout. That is worth stating plainly, because much of Potomac's RE-2 land sits in sewer service category S-6, where no community system is planned and a house depends on a well and a septic field with a reserve drainfield held out of the yard.
