The accurate way to describe a house here is a home recorded under the Great Falls Estates subdivision, in a neighborhood known as Potomac Falls. That distinction decides which plat your surveyor pulls, which subdivision your title work runs against, and which recorded sales an appraiser can use as comparables.

What the association says about itself, and the one thing unconfirmed

The association's own account is that Potomac Falls was established in 1960 by W.C. and A.N. Miller across roughly 800 acres, with more than 200 homes on a two-acre minimum, and 262 home sites today. Those figures come from the association rather than from county records, and they describe a membership area rather than a platted subdivision — quote them that way. The open question, as of August 2026, is the association's mapped boundary against the Great Falls Estates plat: whether the two are coextensive, or whether the association covers only part of it, or reaches beyond it. Nothing in the public record settles that. Before writing an offer, ask the association for its current boundary map, dues schedule and governing documents, and whether membership runs with your lot or is voluntary. The gating step for a new or replacement house is establishing a sewage disposal area with room for an initial drainfield and a reserve, and the water table test that precedes it runs only in a declared wet season, typically February 1 to April 15.
