Most subdivisions of this size were assembled by several builders working different sections over a long stretch, which is why the housing stock inside one name so often varies. Hunter Mill Estates is the opposite case: Toll Brothers built all of it, across five sections recorded from 1994 through 1997, and the 162 addresses in the land records match the figure the homeowners association itself uses. When the recorded count and the association’s count agree, you are looking at a community whose edges are not in dispute — which is rarer than it sounds and makes comparable sales unusually clean.

One builder, five sections, 1994 to 1997

The houses run roughly 3,800 to more than 6,000 square feet on R-1 lots that average over half an acre, and because they came from one builder inside a four-year window, the floor plans, structural systems and original mechanical specifications repeat across the community. That has a practical use during diligence: the inspection issues that show up in one house here are worth asking about in the next one, and a roof or HVAC replacement cycle that has started on one street is likely already underway on another. Ask which section a house sits in and pull that plat — the later sections carry their own recorded conditions.

The Resource Protection Area across part of the community

Part of Hunter Mill Estates falls inside a mapped Resource Protection Area, the buffer Fairfax County maintains along perennial streams and water bodies under its Chesapeake Bay Preservation program. Inside an RPA, land disturbance is restricted, and work that owners treat as routine on a half-acre lot — an addition, a pool, a patio, regrading, even significant tree removal — can require additional county review or be off the table entirely on the affected portion of a parcel. The buffer follows the water, not the lot lines, so it can cross the back of one property and miss its neighbor. Check the specific parcel against the county’s mapping before you plan anything at the rear of the lot, and do it before the inspection contingency expires rather than after.

Sunrise Valley, Langston Hughes, South Lakes

As of August 2026 the community is served by Sunrise Valley Elementary School, Langston Hughes Middle School and South Lakes High School. It is another Vienna mailing address on the Reston side of the school map, which catches buyers who filter by ZIP code. Fairfax County assigns by address, and the School Board’s comprehensive boundary plan of January 22, 2026 phases in grade by grade beginning with the 2026-27 school year. The neighbors next door, and the swim club

Two adjacency questions come up often enough to answer here. Hunter Mill Overlook, which adjoins the community, is a separate recorded subdivision of six addresses and is not a section of Hunter Mill Estates; a listing that uses the two names interchangeably is being loose. And the swim club in the area is separately owned, so membership is not an incident of buying a house here and should not be assumed to come with the deed. Both questions are answered by documents rather than by conversation: the recorded plat for the first, the association’s governing documents and the club’s own terms for the second.
