Two-acre lots and full public water and sewer rarely appear together in Potomac, and that combination is the reason to know Potomac View Estates by name. It holds 137 parcels at a median of 2.08 acres, all of it inside the Watts Branch watershed, and its houses went up in a short window rather than across decades. Against a neighborhood like Great Falls Estates — comparable lot sizes, but predominantly on private septic — the difference is not aesthetic. It changes what a rebuild or an addition costs and how long it takes.

A 1961 road plat, then a 1973 subdivision

The street dedication plat was recorded on August 29, 1961, more than a decade before the residential lots. Those came in a burst between February and April 1973, recorded by Potomac View Estates Inc., with resubdivisions continuing to 1989. The subdivision sits on Tara Road, Balantre Lane, Riverwood Drive and Piney Meetinghouse Road, and the twelve-year gap between the road and the lots is visible in the way the layout resolves — the frontage was fixed first and the lots were fitted to it.

Public water and sewer on two-acre lots

The whole subdivision is served by public water and public sewer, and it drains entirely to Watts Branch. That is the differentiator worth paying attention to. Much of Potomac's RE-2 land sits in sewer service category S-6, where no community system is planned and both the initial and reserve drainfields must be reserved out of the yard — land that comes out of the buildable envelope before zoning is even considered, and that cannot be tested for outside a declared wet season. As of August 2026 the 2026 wet season closed without opening. None of that sequencing applies here. Confirm the categories for a specific parcel with the Department of Environmental Protection.

137 lots, median 2.08 acres, largest 4.14

The subdivision is zoned RE-2 with a two-acre minimum lot area, and its parcels cluster just above that floor: a median of 2.08 acres and a maximum of 4.14. Lot coverage is capped at 25 percent under the standard method as of August 2026 and a principal building at 50 feet, so an addition here is normally limited by setbacks, canopy and forest conservation review rather than by coverage. Take the governing figures from the current Chapter 59 Division 4.4 tables or confirm them with Montgomery Planning.

A tight build window, and no association

Fifty-eight houses were built in the 1970s and 67 in the 1980s, with a median year built of 1980 and brick dominant. A window that narrow is useful: the housing stock is consistent in age, scale and construction era, so comparable sales are readable and the maintenance questions rhyme from house to house — roofs, windows, original systems and the plumbing materials of the period. No homeowners association is mapped over the subdivision, so there is no architectural review and no resale package to order. Schools are Potomac Elementary, Herbert Hoover Middle and Winston Churchill High; confirm the current assignment for an address with MCPS. As of August 2026.
