The houses run to Colonials, Cape Cods, split-levels, ramblers and Modern Movement designs, which is a wider stylistic range than an eight-model catalogue suggests and a reminder that the models were not all the same idea.
A neighborhood built from a small catalogue behaves differently on paper than one built house by house. When the same plan appears repeatedly, an appraiser and a buyer can isolate what actually differs between two sales: the renovation history, not the floor plan. That makes the questions on tour narrower and more useful. Which systems have been replaced and when. Whether an addition or a finished basement was permitted, and whether the permits were closed out. Whether the kitchen and bath work was done to the same standard as the comparable that sold last quarter. And Broyhill Heights turns up in listing feeds without a recorded Arlington plat behind it, which most likely means a mis-entered record for one of the real names or a Fairfax property under an Arlington mailing address. On any of these, the recorded subdivision name on the deed and plat settles it — not the MLS neighborhood field.
Broyhill Forest adjoins Washington Golf and Country Club. The club is private, and adjacency is not access: nothing in a deed here conveys membership, tee times or use of the grounds, and membership is a separate matter to take up with the club on its own terms and timeline. What adjacency does affect is the lot — sight lines, frontage, stray balls, maintenance activity and the fact that a large private parcel next door is not going to redevelop the way a block of house lots might. Verify any claimed course frontage or view against the plat. Separately, Arlington County operates Broyhill Forest Park, which is public.
