Maywood is the Arlington neighborhood where the historic designation is not honorary. Hugh A. Thrift's Conservative Realty Company platted it between 1909 and 1913 on about 73 acres, and on July 7, 1990 the County Board made it Arlington's first neighborhood local historic district. That designation carries enforceable exterior design review. Maywood was separately listed on the National Register on May 22, 2003 under VDHR file 000-5056, but it is the 1990 local action, covering roughly 46 acres and close to 300 buildings, that changes what an owner can do to a house here.

The Certificate of Appropriateness is the headline fact

Exterior changes in the local district require a Certificate of Appropriateness from the Historical Affairs and Landmark Review Board. As of August 2026, many routine items in Maywood move through an administrative Certificate issued by preservation staff rather than a full board hearing, which shortens the path for ordinary maintenance and in-kind replacement. The distinction to hold onto is that a National Register listing alone, which most Arlington historic neighborhoods have, imposes none of this. Maywood has both, and only one of them binds. Before you buy here intending to change windows, siding, roofing, porches or massing, get the scope in front of county preservation staff and price the review into your timeline.

A 1909-1913 trolley-era plat

Maywood is among the county's best-preserved subdivisions from the streetcar era, which is precisely what the designation protects. The stock reflects the building types sold to lot buyers in those years, and it includes documented Sears mail-order prefabricated houses - catalog kit homes shipped by rail and assembled on site. A kit house is a real inspection subject rather than trivia: framing details, original materials and prior modifications all behave in specific ways, and a contractor who has never worked on one will guess.

Local district boundary versus neighborhood boundary

The plat covers about 73 acres; the local historic district covers about 46. Those are not the same footprint, so a property with a Maywood address is not automatically inside the district, and the answer determines whether design review applies to your project. This is a parcel-level question with a definite answer from Arlington's Historic Preservation Program, and it should be settled before an offer, not after. The Maywood Community Association is the neighborhood's own organization and a useful source on how the review process runs in practice.

What else constrains a Maywood lot

Design review sits on top of the ordinary rules rather than replacing them: zoning height, setback and lot coverage caps still apply, as do Arlington's tree preservation and stormwater ordinances. Maywood sits in north Arlington near the Potomac slopes, so Chesapeake Bay Resource Protection Area buffers can reach some parcels and should be verified individually against the county's current map. Arlington's Expanded Housing Options rules apply countywide in R-5 through R-20 and were in force as of August 2026 with the case pending before the Supreme Court of Virginia; in a local historic district, the design review requirement applies to what gets built regardless. School assignment is by address through Arlington Public Schools - confirm the current one with APS.
