Rosslyn is a commercial and planning district, not a subdivision, and it should be evaluated the way you would evaluate any vertical market: by building, by sector plan and by the rules that set height. The name comes from the Ross family farm, held by William Henry Ross and Caroline Lambden. An early trolley connected it to Nauck, now Green Valley, and commercial development had taken hold by the mid-1920s. What stands today is high-rise, and the for-sale inventory is condominium, with a large share of the residential stock held as rental.
Rosslyn's skyline is the product of deliberate policy. Arlington concentrated its greatest heights here, and Central Place, at 391 feet and completed in 2017, was still the tallest building in the county as of August 2026; its top-floor public observation deck closed in 2024 when CoStar Group took the space for its headquarters. If a view is part of what you are buying, do the work before you pay for it: heights and density for any specific site come from the current Rosslyn Sector Plan, and federal view-corridor protections across the river constrain what can be built in some sightlines. Both should be checked against the actual parcel next door, not assumed from the current skyline.
Rosslyn station opened July 1, 1977, at the Virginia end of the tunnel under the Potomac, and it carries the Orange, Silver and Blue lines - the only Arlington station on all three of those. That is a structural advantage in a county whose entire growth plan was organized around station access, and it is the main reason residential density here is vertical rather than horizontal. Two Civic Federation associations cover the area, North Rosslyn and Radnor/Fort Myer Heights.
In a district of high-rise buildings, the difference between two units that show the same is almost always in the association's finances and rules. Virginia's Resale Disclosure Act gives a buyer at least three days after delivery of the resale certificate to cancel, and longer if the ratified contract says so; as of August 2026 that is a floor a contract cannot shorten. Use it on the reserve study, any pending or contemplated special assessment, the rental cap or restriction if you intend to lease, and the parking rules, which in Rosslyn are frequently deeded or leased separately from the unit.
There are no detached-house blocks inside Rosslyn to shop. Buyers who want a house near this end of the county are really shopping the neighborhoods behind it, which are separate plats with their own histories and their own price behavior. Being clear about that early saves a lot of touring. For any address in the district, school assignment still comes from Arlington Public Schools by address, and because attendance boundaries are periodically redrawn, confirm the current assignment with APS rather than relying on a building's marketing materials.
