Wyngate is one of the larger neighborhoods on this list by household count and one of the least uniform by house type. It dates to 1949, with the bulk of the housing stock from the late 1940s and 1950s, and roughly 1,600 households sit inside a boundary drawn by I-495, Old Georgetown Road, Greentree Road and Fernwood Road. What you find on those streets is not one product repeated: colonials, Cape Cods, ranchers, ramblers and split-levels all appear, which is unusual for a postwar subdivision of this size and means the neighborhood name carries much less pricing information than it would in a single-builder tract like Wood Acres. The date, the household count and the school assignments below are profile-sourced and should be checked against the recorded plats and the county's boundary lookup.

Five house types on the same street

A colonial, a Cape Cod, a rancher, a rambler and a split-level are five different floor plans, five different roof and framing situations and five different renovation conversations. In Wyngate they coexist across a large area, which is a real practical point rather than a stylistic one: comparables here have to be selected by house type and lot, not by subdivision name, and an inspection report on one property tells you comparatively little about the next. The scale of the neighborhood compounds this — 1,600 households is a lot of variation to average, and averaging it is exactly what produces misleading price-per-square-foot arguments.

The northeast corner: Medical Center, NIH and Walter Reed

The neighborhood's northeast corner sits near Medical Center Metro station on the Red Line, which serves the National Institutes of Health Bethesda campus and Walter Reed National Military Medical Center. The MD 355 Crossing underpass, dedicated on February 25, 2022, lets people move between those campuses and the station without crossing Rockville Pike at grade — a genuine change to how that corner works on foot. That corridor is also the reason traffic patterns differ sharply between the north end of Wyngate and the streets near Greentree Road, and it is worth walking both before choosing a block.

Schools, and a boundary change already voted

Wyngate Elementary School, North Bethesda Middle School and Walter Johnson High School are listed as the assignment for the neighborhood, and that assignment is exactly the kind that should be confirmed at the address rather than taken from a neighborhood profile. There is a specific reason to check here rather than a generic one: on March 26, 2026 the Board of Education voted to adopt new high school boundaries tied to the reopening of Charles W. Woodward High School at 11211 Old Georgetown Road in Rockville — the same road that forms one edge of this neighborhood. Ninth and tenth graders move in the 2027-28 school year while juniors and seniors stay at their current schools, with full implementation in 2029-30. What governs a Wyngate lot

No homeowners association, covenant regime or historic designation is documented for the neighborhood, so Montgomery County is the constraint. Bethesda is unincorporated: permits, zoning interpretations and any historic work permit originate with the county and the Maryland-National Capital Park and Planning Commission, and there is no separate town levy or appeal. Chapter 55, the tree canopy law, engages when a project requires a sediment control permit. Detached accessory dwelling units have been permitted since ZTA 19-01 removed the one-acre minimum in 2019, sized by the smallest of three tests, licensed with the county, and not usable as short-term rentals. And since November 1, 2025, ZTA 25-02 has allowed duplexes, triplexes, townhouses and apartment buildings up to 40 feet on lots fronting designated corridors through Planning Board review, with a workforce housing requirement — check whether a specific frontage is on a designated corridor before assuming what may be built on it.
