Before anything else, get the name straight: this Beacon Hill is west of Leesburg in unincorporated Loudoun County, not the Beacon Hill in Alexandria and not the one in Boston. Search results mix all three. What sits here is roughly 1,100 acres carrying 225 homes on lots of one to eight acres, equestrian trails, and a closed golf course the community itself now owns outright. The Golf Club of Virginia opened inside Beacon Hill in 2001 and closed in 2006. In a 2014 settlement the homeowners association acquired the 330-acre course for one dollar. That single transaction is what most distinguishes Beacon Hill from any comparable acreage community in western Loudoun: roughly 330 acres in the middle of the subdivision are association property rather than an operator's balance sheet. It also creates obligations. Ask for the settlement documents, the recorded declaration, the current operating budget, the reserve study, the assessment history and any record of special assessments, and ask specifically what the association is committed to maintaining on that land and how that commitment is funded. If a lot's view runs out across the old fairways, that view is a function of who owns the land and what the covenants permit there — read both rather than assuming permanence.
The land came out of Arthur Godfrey's farm; the 326-acre core tract was bought in 1946. The subdivision that became Beacon Hill was approved in the mid-1990s with Elm Street Development. The plan divides its 225 homes into two lot classes, marketed as estate and hamlet, spanning one to eight acres, and runs equestrian trails through the common land. Across roughly 1,100 acres, 225 homes work out to about one home per five acres including common ground — a density with more in common with the horse country west of here than with the blocks inside the town line. For pricing, the lot class matters as much as the house: an eight-acre estate lot and a one-acre hamlet lot are different products under one community name, and the recorded plat, not the listing headline, tells you which one you are looking at.
The mail says Leesburg; the jurisdiction is Loudoun County. For tax year 2026 the county real property rate is $0.805 per $100 of assessed value, with no Town of Leesburg line item on top — against a combined $0.9824 inside the corporate limits, roughly 18 percent less on the same assessment. Policing comes from the Loudoun County Sheriff's Office rather than town police, and the town's trash and recycling collection does not extend here. Utilities need their own check: the Town of Leesburg's utility service territory is not the same shape as the town line, Loudoun Water serves the county's Central Service Area, and parcels outside both run on private well and septic permitted through the county. Confirm which applies to the specific lot, and if it is well and septic, get the permits, the drainfield location and the reserve area with the plat.
Loudoun County Public Schools is one countywide division and draws attendance zones without regard to the town boundary, so a Leesburg address says nothing about assignment. Beacon Hill's elementary assignment changed in 2016 to Kenneth W. Culbert Elementary, which is in Hamilton — west of the community, the opposite direction from most Leesburg errands. That is a drive worth making on a school-day morning before you write an offer. Middle school is Smart's Mill and high school is Tuscarora, both in Leesburg. LCPS revises boundaries as it opens and rebalances schools, and this community has already been moved once. Run the exact address through the division's boundary lookup and ask whether any boundary study touches this attendance area, rather than relying on a listing's school fields.
