Van Metre, Brookfield, Beazer, NV Homes, Basheer & Edgemoore and Centex all built inside Lansdowne on the Potomac, and the product varies by section: different plans, different construction years, different lot geometry. A price per square foot drawn from the community as a whole is close to meaningless here. Pull comparables by section, builder and floor plan. The declaration recorded June 18, 2001 governs across the community, but individual sections can carry supplemental declarations or their own arrangements, so ask which documents apply to the specific lot and what the total annual assessment comes to once every layer is added together.
On April 5, 2013 the U.S. Court of Appeals for the Fourth Circuit voided the OpenBand exclusivity provisions that had tied this community to a single telecommunications provider. The exclusivity is gone; the bulk arrangement is not. Association dues still include bulk internet and television service, which means every household pays for it through the assessment whether or not it uses it. Before you offer, get four things from the association in writing: the current provider and contract term, the renewal or expiration date, the portion of the assessment attributable to bulk service, and what it costs to bring an alternative provider to the house. The community's amenity center offers an indoor pool and two outdoor pools, a fitness facility, tennis and pickleball courts, five playgrounds and an amphitheater. That is a substantial physical plant, and a substantial recurring cost, for a community of this size. Ask what the base assessment covers outright and what carries a separate fee or reservation charge, what the seasonal operating schedule looks like, and whether the association has a current reserve study for the facility. Amenity-heavy communities carry their risk in deferred maintenance, so read the reserve funding percentage rather than the amenity list.
Lansdowne on the Potomac is not Lansdowne Woods and not Lansdowne Village Greens. Those are separate communities with their own associations, documents and assessments, close enough together that search filters and listing remarks routinely blend them. Check the recorded subdivision name on the plat rather than the marketing name in the remarks. All of it sits outside the Town of Leesburg: the county's $0.805 per $100 rate for tax year 2026 applies with no town line item, and service comes from the Sheriff's Office rather than town police. On access, VDOT's Route 7 STARS study covers the corridor from the Route 15 Bypass and East Market Street interchange east to Algonkian Parkway and Atlantic Boulevard, the stretch that carries most trips out of here. One alternative under study would widen Route 7 from six lanes to eight between River Creek Parkway/Crosstrail Boulevard and Loudoun County Parkway. The study was expected to conclude in late 2026 and, being a study, sets no construction date.
Seldens Landing Elementary and Steuart W. Weller Elementary both serve Lansdowne on the Potomac. The boundary between them runs through the community rather than around it, so the elementary assignment changes by section and two homes a few streets apart can be zoned to different schools — exactly the detail a listing sheet gets wrong, because school fields are often populated from the community name instead of the address. Middle school is Belmont Ridge and high school is Riverside. Run the specific address through the LCPS boundary lookup before you rely on any of it, and ask whether a boundary study is pending.
