It sits at the back of Woodlea Manor, reached through the same entrance off Route 15, on Hawling Place SW and Hillview Place SW. The lots are nothing like the ones at the front: recorded parcels here run from about 0.88 acres up to roughly 14.5, against a Woodlea Manor pattern closer to a quarter acre. A lot pattern this different, sharing an entrance, an amenity set and sometimes even a name with a much larger subdivision, is exactly the case where the plat rather than the listing sheet is the first document to read.
The jump is close to an order of magnitude. A quarter-acre lot and a two-acre lot are not two versions of the same product; they are two markets, and on the widest parcels here the land carries a large share of the value on its own. That changes what a buyer is actually underwriting — setbacks and buildable area, the cost and cadence of maintaining wooded acreage, tree work that is a homeowner expense rather than an association one, and whether a pool, outbuilding or addition is even sited plausibly. Ask for recorded acreage from the plat and the Loudoun County assessment record rather than a rounded number in listing remarks, and treat sales at the front of Woodlea Manor as adjacent market evidence, not as substitutes.

Brokerage listings describe the product as large brick colonials in the range of roughly 4,700 to 5,000-plus square feet. Two consequences follow from the timing. As of August 2026 these are houses approaching thirty years old, which puts original roofs, HVAC equipment, water heaters and windows at or past a first service life — price the inspection accordingly and ask for replacement dates in writing. And because the conveyances ran across a period rather than closing at once, build years are not uniform across the streets; pull the year built and finished square footage per parcel from the county record.
This is the error that costs money on both sides of a transaction. Because Woodlea Hills sits behind Woodlea Manor and shares its entrance, homes here are at times entered in the MLS under the Woodlea Manor subdivision name — which means a comparable set pulled by subdivision can silently mix a 5,000-square-foot house on two acres with a much smaller house on a quarter acre. Appraisers, agents and automated valuation tools all inherit that mistake. Verify the subdivision from the recorded plat before building or accepting a comp set. The same care applies to the association: Woodlea Hills homes use Woodlea Manor's amenities, and which association bills the assessment, at what amount, and what it entitles the owner to should come from the current governing documents and the Virginia property owners' association disclosure packet — not from a line in the listing.
The town line comes first. These streets carry Leesburg's SW quadrant designation, but a Leesburg address does not by itself put a parcel inside the corporate limits — pull the parcel and look for a Town of Leesburg line item. Inside town, the town's $0.1774 per $100 rate joins the county's $0.805 for tax year 2026, and a town zoning permit is required before work needing a county building permit begins. Second, utilities: Leesburg Utilities' service territory is not the same shape as the town line, so confirm whether a house is on public water and sewer or on private well and septic before planning an addition or outbuilding. Third, floodplain — both the town and the county regulate a Minor Floodplain along streams draining between 100 and 640 acres, mapped by site-specific study rather than by FEMA, so a wooded rear portion of a large lot can clear a FEMA lookup and still be restricted for grading or new structures.
