River Creek Homes for Sale

A gated community of about 1,132 homes on roughly 600 acres at the confluence of Goose Creek and the Potomac, with nearly half its land held undeveloped by the community itself.

River Creek sits on the point where Goose Creek meets the Potomac, and the water explains most of what is unusual about it. Nearly half of its roughly 600 acres is undeveloped land owned by the community, and two separate layers of buffer regulation sit over the riverfront. Behind the gate are about 1,132 homes in several distinct product types, plus a golf course whose membership is contracted separately from the homeowners association — a distinction that costs buyers money when they miss it. Like most Leesburg-addressed land east of town, this is unincorporated Loudoun County. Current as of August 2026.

Half the Acreage Will Not Be Built On

Of roughly 600 acres, nearly half is undeveloped land held by the community, and the built portion carries about 1,132 homes. Seven-plus miles of trails run through it, along with Confluence Park and a clubhouse sited above the Potomac. Two things follow. First, the open land is an association asset with real carrying costs — read the budget and the reserve study, not the trail map. Second, if you are paying for a view or a wooded edge, confirm on the plat which parcel it sits on and who owns it; land protected because the association owns it is a different proposition from land that merely has not been developed yet.

Two Buffers, and Why a Clean FEMA Search Is Not the End of the Question

Chesapeake Bay Preservation Act Resource Protection Area buffers extend 100 feet from the Potomac, Goose Creek and their tributaries, and Loudoun County layers its own 300-foot River and Stream Corridor buffer on top, both restricting clearing and land disturbance. Floodplain is a separate matter again: Loudoun splits Major Floodplain, which matches FEMA's Special Flood Hazard Area, from Minor Floodplain along streams draining between 100 and 640 acres — and Minor Floodplain is regulated locally and generally does not appear on a FEMA map at all. A lot can come back clean on a FEMA lookup and still be restricted for an addition, a pool, a shed, a fence line or grading. If you are buying for what you intend to build, have the buffer and floodplain lines drawn on the plat by the county before you go under contract, rather than estimated off an aerial photo.

The Golf Club Is a Separate Contract from the Association

River Creek Club's course was built in 1997 to an Ault, Clark design and plays to par 72 at roughly 6,924 yards; it is operated by Invited as of August 2026. Membership is contracted separately from the homeowners association. Buying a home here does not convey a membership, and club dues and HOA assessments are two independent obligations. Ask for the current membership categories, the initiation and dues schedule, any transfer or waitlist terms, and what a non-member household may and may not use, including the clubhouse, the dining rooms and the pool. Sellers sometimes describe club access as though it came with the house; get it in writing from the club.

Detached, Townhouse and Patio Homes Behind One Gate

River Creek's housing stock is mixed by design: detached single-family homes, townhouses and patio homes, with price bands that vary widely across those types. That makes the community name close to useless as a comparable filter. Build comps by product type, section and lot, and check the assessment record rather than the marketing category. On the gate itself, ask how access control is staffed and funded within the assessment, how guest and delivery access works, and what rules apply to contractors and short-term visitors, since gated operations are a recurring budget line rather than a one-time amenity.

Frances Hazel Reid Elementary, Smart's Mill Middle, Tuscarora High

As recorded, River Creek is served by Frances Hazel Reid Elementary, Smart's Mill Middle and Tuscarora High. The middle and high pairing is shared with several other communities around Leesburg; the elementary assignment is what separates River Creek from them. Loudoun County Public Schools is a single countywide division whose zones ignore the town boundary entirely, and it revises boundaries as schools open and enrollment shifts, so verify the exact address through the LCPS boundary lookup. On the tax side, being outside the corporate limits means the county's $0.805 per $100 rate for tax year 2026 with no Town of Leesburg line item added on.
