Northern Virginia: Fairfax County
Great Falls is estate lots along the Potomac, where Georgetown Pike is a protected state byway, most homes sit outside the public sewer service area on their own septic systems, and many draw their water from private wells. McLean runs from post-war ramblers to custom rebuilds on large wooded lots, between the Potomac, the CIA campus at Langley and the Silver Line at Tysons. Vienna is an incorporated town of about 4.4 square miles inside Fairfax County, with its own council, zoning code and permit review, and the W&OD Trail through the middle.
South of Alexandria, Belle Haven is a Potomac-front community of 1920s streets platted around a golf course and 1950s garden condominiums, with the George Washington Memorial Parkway at the door. Mount Vernon is postwar neighborhoods on the river between the parkway and the Richmond Highway corridor, and Kingstowne is condominiums, townhomes and single-family homes across 1,200 planned acres with its own Towne Center.
Northern Virginia: Arlington and Alexandria
Arlington is a whole county across the Potomac from Washington, where Rosslyn-Ballston, Columbia Pike, National Landing and the older North Arlington streets behave like four different markets. In the City of Alexandria, Old Town is Federal-era townhomes, cobblestone blocks and waterfront condominiums inside a historic district the city has regulated since 1946; Del Ray is bungalows and foursquares on an 1894 street grid whose blocks incorporated in 1908 as a town of their own; and Cameron Station is a planned community of townhomes, condominiums and single-family homes on a former Army depot.
Loudoun County
Leesburg is the Loudoun County seat and an incorporated town with a locally designated historic district; which side of the town line a parcel sits on decides which governments, zoning and tax rates apply. Middleburg sits in Virginia's horse-and-wine country among country estates, and its guide covers what the land records say that a listing sheet does not.
Maryland: Montgomery County
Potomac is estates on wooded acre-plus lots, edged by the C&O Canal National Historical Park and the Agricultural Reserve, where the zone letter and the sewer service category decide what a lot can hold. Bethesda is an unincorporated place with a downtown of roughly 450 acres under its own overlay zone, subdivisions platted from the 1890s streetcar era onward, and two Red Line stations.
